Location: Turfway Park, 7500 Turfway Rd. Florence, KY 41042
Description: The Northern Kentucky Solid Waste Management Area and the Northern Kentucky Household Hazardous Waste Action Coalition are joining forces to help you properly dispose of unwanted items. Residents of Boone, Campbell and Kenton Counties can drop off select items on Saturday, November 5th from 9:00 a.m. – 2:00 p.m. at Turfway Park in Florence, KY.

Collection details and restrictions are as follows:
Aerosol Cans – all aerosol cans will be accepted – excluding spray paint
Antifreeze – antifreeze only, no mixtures will be accepted
Batteries – all batteries will be accepted, including: Alkaline, Ni Cad, Lithium, Lead Acid, etc.
Bulbs – CFL bulbs, 4 ft. tubes and 8 ft. tubes will be accepted
Corrosives/Flammables – no ammunition, gun powder explosives or radioactive items will be accepted; fuel and kerosene will be accepted
Electronics – computers, TVs, laptops, cables, cameras, VCRs, monitors, keyboards, printers, cell phones, etc.
Ink Cartridges/Toner – any ink or toner cartridge that comes out of a printer, copier or fax machine will be accepted
Oil – used motor oil, hydraulic fluid, transmission fluid and brake fluid will be accepted
Paint – all types of paint will be accepted
Paper – documents to be shredded
Pesticides – 2 gallon/2 lbs. limit
Propane Tanks – only 20 lbs. tanks will be accepted
Appliances, fertilizer, mercury containing devices or tires will NOT be accepted.

All residents who plan to drop of items must complete a registration form and bring it on the day of the event. HUD to offer $100 down payment houses in Kentucky

This is one of the most aggressive economic recovery moves if seen come across my desk in 3 or more years. REALTORS could be selling houses if we could get buyers financed. Down payments are still one the biggest road blocks we’re facing. This is no fix but its a step in the right direction. Actually, there are not too many HUD properties to choose from in Northern Kentucky.

Now, if we could just get unemployment under control..

HUD’s $100 down payment incentive program can also be applied to an FHA 203k loan, which can be used to fund repairs and renovations on the home. The 203k program allows buyers to finance both the mortgage and additional money for rehabilitation needs with a single government-insured loan.

Matt Martin, CEO of Matt Martin Real Estate Management (MMREM), says this is one of the most exciting features of the new incentive program and should drive a lot of exposure to FHA’s 203k offering.

MMREM is under contract with HUD to assist with disposition sales of its repossessed homes. MMREM handles properties throughout 16 states, or about a third of HUD’s REO portfolio.

With an FHA 203k loan, “buyers can find a property that needs some TLC, fix it up however they want to, and finance the whole thing for $100,” Martin explained.

“MMREM is excited to work with this recent initiative, in a way that it supports putting HUD homes back into the hands of homeowners,” Martin said.

In addition to $100 down instead of FHA’s typical 3.5 percent down payment, HUD says it will also cover up to 3 percent of the closing costs in most cases.

Checklist For The Most Common FHA Work Orders

Will this go FHA?

The most common way of financing real estate in 2010-11 is FHA. It’s important to undertand that if your home can not be financed by FHA you will be missing out on 80% In my experience these are the most common work orders required to be completed before FHA will loan money on the property. This is not an all inclusive list. Many items are left to the discretion of the individual appraiser.

 Paint. If the home was built before 1978 your homes paint may contain lead based paint. Chipping, peeling paint must be scrapped and painted. No rotted wood.  This includes interior, exterior, garages, fences etc.
 Roof.  There should be 2-3 years of useful life remaining and no more than two layers of shingles.
 Floor coverings. All interior living space floors must be covered or finished and have a useful life remaining.
 Broken Windows. All windows and doors must be operable and broken or cracked glass must be replaced.
 Wet Basements. The cause of wet basements must be cured (ie improve drainage away from the house, install gutters, install sump pumps and/or basement water proofing, etc.)
 Electric.  Service must be 60 AMP or greater.  Electric certification may be required if 60 amp appears to be overloaded.  Homes larger than 1000 square feet will need at least 100 amp service.
 Cisterns. Cisterns can not be under interior living space. Abandon wells must be professionally sealed.
 Septic Systems. Septic systems must be inspected and approved by the health department or by a qualified plumber. If municipal sewers exist the home must be connected.
 Handrails.  Safety handrails should be installed in open stairwells of three or more stairs, both inside and outside.
 Termites. Infestation of any kind are required to be exterminated (termites, mice, bats etc)
 Heating and plumbing.  Systems must be fully operable and are inspected by the appraiser. (water, gas, etc must be turned on)
 Structural. Structural or foundation problems must be repaired
 Crawl Space. All crawl spaces must be accessible and have room to crawl around.
 Attic . Attic spaces must be accessible.
