Kenton County Farm Harvest Tour

September 17th, 9 a.m.-5 p.m.

Come out and celebrate Kenton County farm life at the First Annual Kenton County Farm Harvest Tour! Saturday, September 17th, 9:00 a.m.-5:00 p.m. (rain or shine) various farmers of Kenton County invite you to their place for a unique, cultural and educational open house on their farm. Meet your local farmers, eat fresh produce, buy fresh Kentucky prawn, sip local wine, pet a pony, see a dairy cow, view farm equipment, and take lots of memorable photos with your family and friends! Don’t forget your cooler so you can pack lots of goodies up for later. Stop by the Kenton County Cooperative Extension Service or any Kenton County Public Library for a tour map, or visit www.kentoncountyextension.com for more information. You can also make the Extension Service your first tour stop and pick your map up there!

The City of Covington Community Development Department has issued new home buyer assistance program guidelines for the period of July 2001 – June 2012.

Buyer’s who are borrowing money in the designated areas in Latonia  can receive up to $12,500 to be used to cover the lender required downpayment and closing cost or ossible principle reduction if needed to help the borrower qualify for the loan. Borrowers must not earn more than $39,450 (single person) or $56,300 (4 person household), must have a credit score of 620 or higher and must attend HUD approved home buyer classes.

Maximum of $5000 for the designated areas in Latonia

Maximun of $10,000 for the designated areas in Covington

An additional $2. 500 could be allowed if the building facade is in need of repairs.

INTEREST RATE  0%, TERM 15 YEARS, NO MONTHLY PAYMENTS. if the property is sold in the first 10 years the loan must be repaid in full, in year 10, 2/3 of the loan is forgiven,  from years 10-15 the loan balance is prorated. If you live in the property for 15 years the loan will be totally forgiven with no repayment.

This grant applies to properties that do not need major repairs or for properties that need repairs and the borrower is using an FHA 203K rehab loan.  For rehab properties an additional $10,000 may be granted and applied to principle reduction if the property has been vacant for at least 12 months.

Not sure if your adding or not but that’s a potential $22,500 for purchasing a rehab property in the designated areas in Covington.

In an additional program through the Northern Kentucky HOME Consortium there are  targeted funds for purchasers in Ludlow, Newport, Bellevue and Dayton.  Up to $6,000 grant money. This program has the same purchaser qualifying guidelines as above however the home must not need repairs (Meet minimum local housing standards) You must occupy the property for 15 years and the loan is totally forgiven.

Fully rehabbed houses for HALF PRICE, Covington is currently redeveloping several properties that they have purchased from banks, etc. All of these properties will be fully rehabbed and move-in ready. You cannot earn more than $59,150 for a single person, $84,500 for a person household and a minimum credit score of 620. In this case the city will provide assistance that can cover up to 50% of the lender required down payment and 100% of the closing cost. Buyer will be required to cover at least 50% of the downpayment. Additional principle reduction may be available to make the purchase affordable. Total amount of assistance is capped at 50% of the purchase price.

Long before “What Happens in Vegas”, Happened…. in Newport, KY

I have mentioned, on more than one occasion,  the Newport Gangster Tour would be interesting and a fun thing for the family to do. Well, some day was this last weekend. For Father’s day my son bought tour tickets and at noon we were off to 56 W 5th St in Newport.  This wasn’t easy for my son to understand until now but, 40 years ago, when I was a kid, we did NOT go  anywhere near 5th and Momouth Street in Newport on shopping trips. In the 60′s, the gangster days were fading away but the sin part of “Sin City” was alive and well at 5th and Monmouth Street. According to tales from my father, who worked at the Cincinnati Enquirer, by the 60′s the slot machines, black jack tables and bookies weren’t as obvious but if you were even slightly connected you could participate in any one of the aforementioned on any given day. The front of all those establishments in the sixties had turned to strip clubs and all night bars. It was not a place the family visited. I specifically remember last minute left turns, at the urging of my mother, in assurance that we did not drive on those streets even in broad daylight while I was in the car. This wasn’t always an easy task as the Campbell County Court House, and many legitimate businesses were mixed precariously among the disreputable establishments. I must have been at least 12 years old before I knew anything like Momouth Street existed in Greater Cincinnati.

Today, the entire area has been dramatically transformed into a beckoning tourist attraction with Newport on the Levee anchoring and setting the stage for a revival of the busy streets of Newport in the mid 1900′s with the not-from-here, deep pocket crowds that once existed from 10PM until 4 AM with history buff tourist crowds from 10 AM until 10 PM.

I highly recommend the Newport Gangster tour for those who may remember those days gone by and for those who are just being introduced to the fact that the rise and fall of  ”Sin City” Newport, Ky was the green light that was needed for Las Vegas to become the gambling capitol of the world. These guys have done their homework and really do a great job presenting the big picture of Newport from the riots during prohibition, until the the current revitalization.
